Welcome to our Resort...

...our family and Lake Chelan! Mountain View Lodge is located in the peaceful and scenic resort community of Manson, Washington, just 7 miles up-lake from the city of Chelan, in the heart of the valley’s recreation area and surrounded by an ever increasing number of boutique wineries and artisan shops.

Guests of the resort enjoy a swimming pool (seasonal), fire pit and hot tub (year ‘round) plus our Outdoor Pavilion with BBQ and full kitchen facilities, as well as audio/video capabilities for open air movie viewing, presentations, or just mood-setting music.

Mountain View Lodge and Resort Room Policies:

//Prices shown DO NOT include tax - please be aware your deposit and final bill will include these taxes (10.2%)

//Advance Deposit

Summer/Shoulder Seasons: At time of booking, 1 night stay plus tax (per room) is required for all guaranteed reservations.

Rent: Final payment is due upon check-out. Group rates available and group policies must be adhered to. All rates are plus tax. Cancellation policies apply to all reservations. Memorial Day, Fourth of July and Labor Day are all 3 night MINIMUM stay required at SUMMER weekend rates. NO discounts given during the SUMMER season.

//Cancellation Policy

Summer: More than 7 days prior to arrival – $10 + tax cancellation fee; balance refunded via original payment process. Within 7 days prior to arrival - guest will forfeit AD equal to 100% of one nights rent (per room).

Fall/Winter/Spring: More than 48 hours prior to arrival - $10 + tax cancellation fee; balance refunded via original payment process. Within 48 hours prior to arrival - guest will forfeit AD equal to 100% of one nights rent (per room).

All Seasons: "No Show" will be charged 100% of one nights rent. A change fee of $35 + tax will apply during the cancellation period. There are no refunds or adjustments for late arrivals or early departures. Any refund money due will be paid within 14 days of original departure date.

//Group Reservations

Group Reservation cancellation policies differ from individual reservations and will be written separately. If you are a group organizer or a part of a group with reservations at MVLR and you are unclear of your policies, please contact your reservationist directly. A separate contract will be generated. Lack of understanding will not be grounds for waiver of policy.

//No Show Policy

No show will be charged 100% of the amount of a 1 night stay. In the event of insufficient notice of cancellation, advance deposits will not be refunded.

//Pet Policies

We love pets but do have pet policies in place to make sure you and your pet have a wonderful experience while staying at Mountain View Lodge.

1. More than two animals is left to discretion of management.
2. Pets may stay ONLY in rooms 21, 29, 39, 41, 43, 45, 47 and 49.
3. There is a $15/night fee for the first pet <50 pounds and $5/night for the second pet <50 pounds.
4. There is a $20/night fee for the first pet >50 pounds and a $10/night fee for the second pet >50 pounds.
5. A valid credit card must be provided as security.
6. Guest authorizes credit card to be charged for any damage or excessive cleaning that may be caused by pet(s), as well as loss of revenue if unit is left in an un-rentable condition after departure.
7. Pets may not cause any nuisance to other guests or property.
8. Pet owner must leave cell phone number and be able to respond within 10 minutes if called by management. Pet owner will be fined $100 if not on property within 1/2 hour of 1st contact attempted. Animal Control will be called if there is no owner response within 1 hour.
9. Housekeepers will not enter rooms with unattended pets!
10. Dogs must be leashed on grounds; no animals in pool area.
11. Owners are responsible for the actions of their pets.
Owners must clean up pet deposits out of doors. There is a pet “potty” area with waste bags at the east end of the parking lot.
12. We are happy to supply water and food bowls! Just let us know!
13. We appreciate your consideration of all Mountain View Lodge guests.

*Undisclosed Pet Policy: Pets are restricted to certain rooms and contracts are required of all pet reservations. It is solely the responsibility of the guest to inquire, disclose need, and attain a pet room (if available) prior to arrival. If you have brought an undisclosed pet or pets with you, please notify our reservations specialists to determine if a different room is required and/or available. MVL is not responsible for the unavailability of pet friendly rooms for those that have not previously been disclosed. Having a pet in a non-pet room will result in a $100.00 per night cleaning fee and possible eviction at the discretion of MVL management. Normal cancellation policies will apply for early departure or upon eviction. Guest is financially liable for ANY/ALL pet damage. PLEASE NOTE: Animal Control will be called for any "abandoned" pet.

//No Smoking

Mountain View Lodge is a non-smoking facility; we do not permit smoking in any rooms. We are proud to provide our guests a fully renovated Lodge for your comfort and smoking in any room will result in a $100 per night cleaning fee. We thank you in advance for your consideration of those around you and future guests of the room you are staying in.

//Impact Fees May Apply

MVL property including the pool, hot tub, Pavilion and grounds are intended for the use of it's registered guests. An impact fee will apply to guests bringing unregistered guests for use of MVL property. Exclusive/Event use of MVL property is not permitted during the months of July and August. Event use of MVL property during the months of September through June may be available, impact fees will apply; please inquire with MVL Management.

//General

Any excessive damage or cleaning needs will be documented and charged at $50 per hour & item cost. Your respect of our "home" is greatly appreciated.

Wapato Ridge Townhome Rental Policies

Mountain View Lodge is proud to be the management agent for Wapato Ridge Resort Condominiums and we hope you enjoy your stay. We appreciate your patronage and would like you to have a great vacation! Each of our units are privately owned allowing for the tastes and preferences of each home to show. Signed rental agreements, cleaning fee and damage deposit are required for all rentals. In advance, we appreciate your attention to and respect for the owners of the home in which you are staying and thank you for your cooperation.

//Rent

Reservations will be confirmed with the payment of the first nights rent, which is due within 14 days of booking, and the balance is due 30 days prior to your arrival. If we book your reservations within 30 days of your arrival, final payment must be made at the time of booking. Rent may be paid by Visa, Mastercard, Discover, American Express, check, travelers check or money order. If a credit card is used to pay your rent, you must bring the card with you so that we can make an imprint and get a verification signature at check-in. During the summer rental season a minimum 3 night stay is required with a surcharge of $50 per night, if less than 3 nights are approved.

In addition to the payment schedule required for rental confirmations, your signed rental agreement is required prior to taking occupancy of your rental property. Specifically, your signed rental agreement must be returned within 14 days of booking your reservation. Guests will not be allowed occupancy without this document. Mail, e-mail, on-line and FAX are all acceptable forms of getting this important contract back to us in order to ensure your reservation.

//Cancellation Policy

Cancellations made after the deposit has been received, but before the rental due date (30 days prior to arrival) will be charged a $50 cancellation fee.
Cancellations made after the rental due date (within 30 days prior to arrival) will be handled in the following manner:

-If you find someone or we re-book your dates, we will refund your rent and damage deposit, less the $50 cancellation fee.
-If you find someone or we re-book part of your dates, we will refund your rent for those days that rebooked and refund or return your damage deposit, less the $50 cancellation fee.
-If your dates are NOT rebooked, we will refund or return your damage deposit, but, you will lose your rent.
-Any monies due from MVL/WRR to Guest will be promptly returned within 14 days of original departure date.

//Non-Confirmation

If final payment has not been received at least 30 days prior to arrival, MVL/WRR staff will make every attempt to contact pending guests via methods that have been previously communicated by guest. If communication is unsuccessful within 5 days (25 days prior to arrival), it will be assumed by both parties that the rental agreement has been cancelled by guest and staff will proceed with cancellation procedures (“within 30 days prior to arrival” ).

//Taxes, Cleaning & Registration Fees

Chelan County base tax of 8.2% and an additional “Special Motel/Hotel” tax of 2% totaling 10.2% per night will be added to the nightly rate of each rental. A one-time cleaning charge of $125 or $160 (no tax) will be added to each contract payable. Long term rentals will include a weekly linen change at $25/week. There are no registration fees payable.

//Damage Deposit (All Seasons) - $500 Per Unit

A credit card authorization will be required upon check-in to cover any damage that might occur during your stay. This deposit may be used for any excessive cleaning fees, damages and for any late check out complications. Renters (Guests) are responsible for any damage caused by anyone in their “party” during their stay. Liability is NOT limited to deposit amount and Renter understands and agrees to pay any additional cost for repairs or replacement of damages. This deposit does not apply toward rent. Deposits can be made with a Visa, Mastercard, American Express or Discover card. If you are unable to provide a Major Credit Card, you may leave $500.00 cash or money order which will be returned to you, less any deductions if applicable, within 14 days of your departure.

//Repair Needs and/or Events Beyond Our Control

It is the guests responsibility to report any malfunctioning appliance and/or broken equipment or furnishings to the MVL staff. In the event of a malfunctioning appliance (TV, dishwasher, AC, etc.), MVL/WRR staff will make all possible efforts to see that repairs take place in a timely manner during your stay. In addition, it is the guests responsibility to be aware that natural “acts of God” (smoke from forest fires, snow, etc.) occur. There will be no refunds for inoperative appliances that were reported and repaired in a timely and appropriate manner or for natural “acts of God” that do not affect the ability to use the property as agreed.

If a property that has been entered into a rental contract becomes un-rentable prior to guests arrival for any reason, MVL/WRR staff will immediately notify pending renter and make every effort to place guests in a comparable property. In addition, if a property becomes unusable during a guests stay, due to no fault of the guest or guests party, every effort will be made to place guests in a comparable property. In the event that a suitable property is either not available or agreed upon, rental monies for unused reservations will be promptly refunded.

//Overnight Occupancy Strictly Enforced

Overnight occupancy shall not exceed your signed OCCUPANCY and REGISTRATION CONTRACT.

//Smoking, Pets and Parking Rules Strictly Enforced

Smoking inside the units and pets are absolutely forbidden. Each unit has a balcony outside where you may smoke. Pets may not be on the property or in your vehicle – NO exceptions. Street parking is not permitted. Guests found breaking these rules may be charged $250 as declared by the Wapato Ridge Home Owners Association and may be evicted. If evicted, any cancellation fees or remaining rent money will be forfeited by Guest.

//Nuisances and Personal Decorum

Because WRR is primarily family oriented, and because it is the right of owners and guests to expect to use the property in quiet enjoyment, it is asked that everyone respect a general “quiet attitude”, showing respect for the rights of others and exercising reasonable and controlled behavior when using the Common Area Facilities. All gatherings in units should be quiet by 11:00pm. Large receptions and “parties” are discouraged and guests not adhering to these rules may be evicted. If evicted, any cancellation fees or remaining rent money will be forfeited by Guest.

//Check-in Time 5:00pm – Check-Out Time 12:00pm

NO TIME EXCEPTIONS, PLEASE. Renters check-in at the front desk of the Mountain View Lodge. Arrivals later than seasonal office time should make arrangements through the office. When checking out, please leave keys and garage door openers at the registration desk. Checking out after 12:00pm may result in the loss of your damage deposit and possibly an additional day’s rental charge! Because of our tight cleaning schedule, check-out times are strictly enforced.

//Check-out Procedures

Renter agrees to follow minimal check-out procedures which include garbage removal to outside dumpster near the Sport Court and leaving the kitchen clean with all dishes put away. If not followed, garbage removal and kitchen cleaning will be charged at $25.00 EACH. Excessive carpet cleaning will be charged a minimum of $50. Any applicable charges will be deducted from your damage deposit. Any items of note should be reported to the MVL office at check-out (or earlier, if necessary).

//Phone Messages

There are phones in all units and each unit has its own number (appears on your Contract). Messages can be left with the MVL office, (509)687-9505, where you may pick them up. Emergency phone messages will be handled promptly.

//Maid Service

Each WRR Condominium has its own washer and dryer for guests laundry needs. Daily maid service is not provided, but may be available for an extra charge. Please check with MVL office for rates and availability. For rentals over two weeks, the unit will be cleaned in the middle of your stay.

//Wireless Internet Access

Wireless internet users are obligated to provide virus and firewall protection for any connected device(s) and hereby assume all risks (including, but not limited to, risks of damage caused by hackers, worms, trojans or viruses) resulting from connecting to or using the wireless network. In addition, users of wireless internet access agree not to use this network in any unauthorized manner to download any material (audio, video, photographic, textual or any other format) considered to be copyrighted, pornographic, adult-oriented, hate or spyware in nature.

//Contract signor must be at least 21 years of age or over and occupying rented unit.

*Memorial Day Weekend stays: Contract signor must be at least 30 years of age or over, provide valid identification and occupying rented unit.

//Hold Harmless

In the event “Renter” or Guests suffer personal, physical or property damage or any injury or loss: The “Renter” and his/her guests agree to indemnify and hold harmless the Wapato Ridge Resort personal property owners and Mountain View Lodge and Staff, as management agents of said property, from and against all claims, demands, loss and liability of any kind and character, including the cost of defense, arising out of or in any way connected with the renters use of the property.
